13 Staging Tips

It has been quite some time that I have last written a blog post, apologies I have been living life! You know what they say the best moments happen off camera… I wanted to share with you a few Staging Tips to sell that home of yours faster. Right now in Toronto it’s a Seller’s market. So that means we have to do what is necessary to sell that home faster (I know I am being repetitive.. heheh). I have a few real estate colleagues and I try to help them whenever I can whether it is a staging consultation (giving the homeowner direction on how to do it theirselves), colour consultation (got to get that right neutral!), or me doing the actual staging myself.

See below for my 13 Staging Tips –> yes a weird number for your superstitious folk. Heart you <3

STAGING GUIDE: 13 Tips to Help Sell Your Home 

1) Declutter: this will help the home appear bigger to potential buyers and keep things looking tidy. First impressions are everything.

2) Furniture: don’t overcrowd a room with furniture that is too large for the space, it will only make the space appear smaller and cramped. Keep in mind the scale of the furniture and the size of the room. You can always move around furniture from one room to another.

3) Paint: use the same colour in adjacent spaces. This also helps the space to appear larger and have continuity. Neutral colours are best so try and paint those brightly coloured walls.

4) Entrance: open stairways and foyers need to draw buyers in, having clear pathways are key.

5) Bathrooms: create a spa like feel. Use white or off-white towels, and a fabric shower curtain in neutral colour. Place greenery on counters or tub areas to create the feeling of warmth and relaxation. Match ensembles like wastebaskets, trays, soap dispenser, etc. Add trays with toiletries, candles or packaged soap bars as well.

6) Bedrooms: think hotels. When staging your home you want to appeal to the masses and not offend anyone with a different design style other than yours. This can be done with white linens and pops of colour in the pillows. See below for side table styling and don’t forget flowers.

7) Accessories: Use jars, vases, bowls and add lemons or pears. Green and yellow work great as a pop of colour in dining rooms, kitchens and living rooms. Flowers are always best for these areas as well, they freshen up any space. See below image for a styling tip for books, sculptures, etc..

8) Clean: A good cleaning never hurt anyone. Clean old grout with bleach, and get at areas like windows, walls and backsplashes.

9) Pet Peeves: Some people are not all pet lovers. You do not want to turn away that potential buyer. Remove all pet accessories.

10) Exterior: curb appeal is key! Large planters for exterior entrance is always welcoming and a great focal point. Below is an image of a restaurant I designed, we used large planters in the front to attract customers

11) Depersonalize: a potential home buyer needs to picture themselves in your rooms and need not be bombarded with yours. Kindly remove all family photos.

12) Lighting: I personally like soft white lighting with a 60 bulb watt max every 100 sq. ft. Also new sconces, and or chandeliers are an inexpensive way to transform your space. Visit your near by big box store for a high end look with a low price point. i.e. Rona, Home Depot, Lowes…

13) Scent: bake cookies or use scented candles. You would be surprised how big smell can help when staging your home.
